When touring
a house, its important to look at the details. Although Jon recommends
hiring a certified house inspector before purchasing an existing
home, he will help to know what to look for as you are touring
properties.
Examples
of things to inspect:
- Condition
of the sidewalks and driveways
- Large
cracks in the foundation wall
- Sagging
in the roof
- Is it
a comfortable floor plan (i.e. to rooms flow logically from
one to the next or does it seem awkward?)
- Condition
of the appliances
- Proximity
of parks, greenbelts, or outdoor spaces
Making
an offer.
So you've
found a great place, what next? Now its time to write an offer.
There are lots of factors in determining an offer price on an
home such as the listing price, the length of time the home has
been on the market, and seller motivation. Jon can help you with
this equation and the paperwork necessary when making an offer.
Jon will
present the offer to the seller and assist in the negotiating.
The seller may accept your first offer, or they may counter your
offer with different terms, or they may reject your offer. Then
you can either accept, counter, or reject that offer. Once you
and the seller find acceptable terms and have signed the document,
it becomes a valid contract.
Closing
day .
Closing day
may be from a few days after the offer is accepted to 90-120 days
later in some cases. Closing does not have to be scary. Jon will
help to make sure all the necessary inspections and paperwork
have been completed and that everything is in order so that on
closing day, everything goes smoothly.
